Tile Installation in Columbine, CO
Established homes with character. Subfloor prep first, tile second.
The Columbine area sits west of S Wadsworth Boulevard, bounded roughly by Chatfield Reservoir to the south and W Ken Caryl Avenue to the north. The homes here are predominantly from the 1960s through the mid-1980s, with solid construction but subfloor conditions that often need attention before tile goes down. Original vinyl composition tile, old linoleum over wood subfloor, and occasionally asbestos-containing materials in pre-1980 homes are realities we encounter regularly in this area.
These are not deal-breakers. They are factors we identify during the walkthrough and address in the estimate. Columbine homeowners tend to be invested in their properties and want tile work that holds up for decades. That aligns with how we work.
How a Columbine Tile Job Typically Goes
Walkthrough: Assess existing substrate, check for VCT or asbestos-era flooring, measure deflection on wood subfloors
Prep: Remove old flooring, install backer board or decoupling membrane, level the substrate, address any squeaks or flex points
Install: Dry-lay, confirm layout, set tile in appropriate mortar, grout, seal natural stone or unglazed surfaces

My Columbine home has original vinyl tile. Do I need to remove it before new tile goes down?
It depends on the condition and composition. Pre-1980 vinyl composition tile may contain asbestos and should be tested before disturbance. If the VCT is in good condition and firmly bonded, it is often possible to tile directly over it using a skim coat of floor leveler to smooth the surface. If it is lifting, cracked, or contains asbestos, removal by a qualified abatement contractor is required before we can proceed. We identify the situation during the walkthrough and give you clear options.
Are Columbine homes typically slab or wood frame?
Most single-story ranch homes in Columbine are slab-on-grade. Two-story and split-level homes from the 1970s and 80s have wood joist subfloors on upper levels. We see both regularly. Slab homes in this area can have uneven surfaces from decades of minor settlement, which we address with floor leveler before tile goes down.
How long does a full bathroom tile remodel take in a Columbine home?
A full bathroom remodel that includes removing an old surround, waterproofing, setting tile on walls and floor, grouting, and installing Schluter trim typically runs three to five working days. Homes where we encounter unexpected substrate issues, like rotted backer board or failed waterproofing from a previous job, can add a day or two. We communicate any changes to timeline as soon as we find them, not at the end of the job.
